General Deal
An investment opportunity which, for a specific reason, is not suitable for one of our clients, will be offered to those who have joined our mailing list. The sourcing fee for this service is dependent on the property that’s on offer
Property Sourcing Strategies
On-market property
We look at all properties that are currently on the market which meet your specific criteria. We quickly evaluate whether a property has the potential to be added to your portfolio
HMO properties
HMO properties are let by the room, generally to students, professionals or short-term contractors. We can source HMO properties with an additional view to create an investor package whereby tenants are placed in situ and managed, therefore creating a truly hands off experience for the investor
Block of flats
An existing property that has already been split into flats. It may need some refurbishment work or could be ready to rent. Either way, these properties represent good value for money with strong returns on investment
Developments
Existing properties which have conversion potential, e.g., a terraced property that is purchased and converted into flats, therefore achieving greater occupancy levels and yielding higher profits
Land

The Sourcing Process
Stage 1 - Initial contact
An online meeting is arranged to discuss your specific investment requirements so that a suitable, bespoke strategy can be established
Stage 2 - Requirements agreed
Where possible, a face-to-face meeting is held to firm up your requirements. A sourcing deposit will be paid at this stage with the remainder due upon finding a property which matches your criteria and is easily absorbed into your portfolio
Stage 3 - Property search begins
We shall begin the property search process where we look at every opportunity that matches up with your specific requirements. We consistently and reliably find opportunities for you until there is a perfect match
Stage 4 - Potential properties presented
All suitable properties are presented to you with the inclusion of the following metrics:

ROCE
Stage 5 - Property purchase
If a specific property that we’ve presented to you is suitable, we will negotiate the acquisition on your behalf. Our team can save you money on the purchase price which is enough to cover our sourcing fee
Stage 6 - Sale progression
We help you exchange & complete on the property as quickly and as smoothly as possible
Stage 7 - Post completion
While the property is progressing towards completion, we will have been liaising with our network of property professionals and tradespeople to have a work-ready schedule in place, straight after completion. It’s always our aim to turn your property around as quickly as possible
